Harbor Northwest is a full-service real estate investment firm focused on the acquisition and management of commercial real estate assets throughout the Western United States. We target well-located and often underutilized office, industrial, life-science and flex / R&D properties, and add value through a combination of physical improvements, expense optimization, and leasing.
Harbor Northwest focuses exclusively on submarkets that demonstrate robust and diversified demand drivers, supply constraints, and a consistent balance of capital inflows and outflows.
Through our experience in these markets and products, we seek to create a balance of both long-term value creation and near term returns for our investors, and subsequently, our employees.

Location - S. San Jose, CA
The Property consisted of two buildings totaling ~290k SF, constructed in 1992 and located on a 17.4-acre parcel that fronted Highway 101 in South San Jose, CA. The Property was 100% leased to a credit tenant (Baa credit) who maintained a contractual expiration 18 months following acquisition. The tenant was anticipated to vacate the Property at the end of their lease term due to a broader market consolidation, but was paying rent ~80% below market, offering stable, in-place cash flow from a credit tenant in the near term and the opportunity to re-lease the Property at materially higher, market rents post expiration.
The asset was recently sold to a public, industrial REIT who plans to re-entitle the site for a Class A, Industrial distribution site. The site was purchased for it's locational and power attributes.

Harbor Northwest is a joint-venture between the principals of Harbor Northwest, Harbor Associates, and The Bascom Group. The partnership provides Harbor Northwest the capacity to close transactions (of $100M or lower), on balance sheet and without the need for institutional JV equity.
The Bascom Group has completed over $21.7B in multifamily and commercial value-added transactions since 1996.
Since 2015, Harbor has acquired over 3.6 million square feet of office, flex and retail space in quality submarkets throughout California.
